Property Management
Management Duties:
- Collect and deposit rents directly into owner’s account
- Enforce timely rental payments and collect late rents
- Enforce rental payments by sending out 3-day Pay or Quit notice to tenants that have not paid their rent by the 5th of the month
- Monitor building monthly
- Periodic rent increases with approval of owner
- Discuss and monitor building improvements with owner
- Prepare up-to-date rental agreements and disclosures for new tenants
- Full screening of rental applicants
- Move-in and out operational procedures
- Display management sign and description of units
- Legal service is not included in management contract however, Coastline West Realty does have access to legal services and shall advise principal accordingly
- Address and resolve tenant problems or queries
- After hours emergency phone numbers 24 hours per day, 7 days a week
- Coastline West Realty will handle the payments of the property’s financial obligations subject to final approval of both parties
